Buying a home is often the most important purchase you will make in your lifetime. It is vital you have the correct information, at the right time, to ensure you make an informed decision.
How we work
An adviser will set up an initial appointment with a client be it in their home, our office or via zoom or telephone whichever is the most convenient for you.
The initial meeting will focus on fact finding and establishing the client’s needs. Upon completion of the initial appointment the adviser will make recommendations around maximum borrowing levels and advise on all associated costs involved.
The adviser will obtain the relevant supporting documentation from the client and will at this stage provide the client with a mortgage approval from a lender which will enable them to make an offer on properties with any estate agent.
Our adviser can even make the offer on customers behalf, which has become extremely popular as it takes away any uncomfortableness of making low offers.

The Next Steps
Once the client has agreed a price on the property the adviser will make recommendations for the specific mortgage product to suit the customers needs and at this stage will submit a full mortgage application to a lender.
After submitting the mortgage application to the lender, the customer will be allocated a case manager.
They will become their direct point of contact for day-to-day administration and will be available to deal with any issues that may arise. This is where we differ from most brokers as our admin support the customer through the next stage of the process to ensure they are not left alone, and the purchase is completed in a timely manner that suits our client.
The original advisor is also always available to answer any urgent questions or advise on issues that may arise. We have found that clients can often have lots of questions throughout the house buying process on all aspects of issues, with uncertainty how to get them answered. Our advisors are available to answer these questions, no matter how simple or complicated they may be, and provide an impartial perspective. Again, this is something that separates us from our competition.

Further advice
We will also advise on insurances that may be needed to protect the clients and their new home and ensure they have everything in place from survey reports to wills prior to moving in.
Upon completion of the house purchase we will remain in contact through email with the client should any problems arise at this stage or if they decide to move for example and will contact them 6 months before the expiration of their mortgage deal to ensure that we are in the best possible position to help arrange a re-mortgage to guarantee maximum savings.
